Adding circuits, replacing your DB board, or installing a pool pump or solar inverter all count as alterations that void an existing certificate early.

Water Certificate of Compliance — Valid 6 Months

This one catches sellers out the most. The City of Cape Town's Water Certificate of Compliance is valid for only six months from the date of issue, or until any modification is made to the plumbing — whichever is sooner. It's also unique to Cape Town; no other municipality in South Africa requires it.

Gas Certificate of Compliance — Valid 5 Years

Good news here — a Gas Certificate of Compliance, governed by the Pressure Equipment Regulations under the OHS Act, is valid for five years, the longest of any certificate on this list. As long as your gas installation hasn't changed, an older Gas COC may still be perfectly valid for your sale.
